A remodel budget is the sum of component lines, not a single number. The averages published by cost guides mix small and large projects, so they rarely match a specific pool, and they tend to understate what a truly multi-scope job costs. Building the budget from components gives a far more useful picture and makes it much easier to decide what to cut or defer.

A remodel that adds deck work, new equipment and features runs well past them, which is why a quote several times the average is not automatically out of line. What matters is whether each line sits inside its own reference range.
Use the averages as a sanity check on the smallest version of your list, not as a target for the whole. If your scope includes more than an interior and tile, build the budget from components. HomeAdvisor's 2026 repair guide notes that when repairs stack up, a planned remodel is often cheaper than piecemeal fixes, and its average repair of $725 shows how quickly separate calls add up.
The interior is the anchor, from Shasta's $3,500–$6,500 for plaster up to $15,000 for pebble. Waterline tile and coping follow at per-foot rates. The deck is often the largest variable: Shasta prices replacing a 900 square foot deck at $5,400–$13,500, while SKIN Microplaster says resurfacing a sound slab instead saves 40–60%.
Equipment adds a pump, heater, salt system, lights or automation, each with its own hookup. Features such as a water feature, new skimmer or slide add further lines; Bob Vila prices skimmer replacement at $1,500 to $3,000 and water features at $450 to $5,000. Safety items, including a compliant drain cover, barrier updates and possibly an automatic cover, round out the list, each priced separately. Fixr prices an automatic cover at $3,594 to $10,782.
Anthony Sylvan Pools, a remodeler, prices the lines most budgets forget: automatic controls at $1,500–$3,500, a manual cover at $1,000 to $4,000 against $8,000 to $20,000 for an automatic one, and a chlorine-to-salt conversion at $1,000 to $2,500. The split varies by component: tile and shell preparation are labor-heavy, equipment is material-heavy, and deck work falls in between depending on the surface chosen. A remodeler also charges for coordination, since scheduling and supervising several trades in the right order is work in itself and the reason to hire one party.
Remodels that run with gaps between trades cost more in labor and carry more risk. A tightly sequenced project, with drain, repairs, tile, deck and finish in continuous order, keeps labor efficient. CostHelper's user reports put 3 days vs 11 days for a replaster against a complete upgrade, and each extra week on site adds supervision and cleanup cost. Ask how many crews the remodeler runs at once.
Hidden damage is the main budget risk: hollow spots, a cracked bond beam, corroded steel and leaking fittings that only appear after draining and demolition. A sound proposal includes allowances and unit prices for these, so a discovery has a known cost. Many owners also hold a personal reserve of roughly a tenth to a fifth of the required-repair section on top of the contract. The older the pool, the more sense a larger reserve makes.
Owner-driven change orders are the other risk. Adding a feature mid-project costs more than planning it, because crews have to rework finished areas or return later. Settle the elective list before the contract is signed, agree that every change is priced in writing before it proceeds, and resist additions once work starts unless they fix something that was discovered.
Remodels take weeks, and the season affects both cost and risk. Bob Vila puts a remodel at four to eight weeks including cure times and inspections. Starting at the height of spring can mean waiting for crews, while starting too late in a freeze climate risks not finishing and refilling before frost, which can force an expensive pause with a drained shell.
PHTA's Q4 2024 survey showed 49% vs 19% among firms with remodel revenue rising versus falling, so contractors are busy and firm on price. Angi's 2025 Pulse found 23% of homeowners who hired a pro started early to beat price rises. Booking in fall or winter for an off-season start usually wins a tighter schedule rather than a discount, which reduces wasted labor and the time an empty shell spends exposed to heat or groundwater. In the Sun Belt that usually means a winter start; in freeze climates, late summer.

Keep the required repairs and cut elective upgrades. Required items include leak repair, beam repair, hollow spots, the drain cover, bonding and barrier fixes. Elective items include premium finishes, glass tile, cut stone coping, deck replacement where an overlay would work, lighting, automation and water features. Striking any elective line should leave the required section and its price untouched. A proposal that cannot be trimmed this way is hard to compare with any other.
Within the elective list, cut first the items that do not need the pool drained, since they can be done later without extra drain cost. If the interior is stained or dated but sound, Anthony Sylvan notes a $150 to $300 acid wash can buy time before a resurfacing. Keep items that share the drain cycle, such as tile and finish, together; HomeAdvisor lists a $250 average pre-resurfacing cleaning on top of the drain. Compare the component lines in the quote against the reference ranges rather than comparing the total with a national average.
